Villa Leasehold (Hak Sewa)A long-term lease of land, signed before a notary. The land itself is not bought. For CITRINE the land lease runs from 28.11.2025 to 28.11.2055, with a right to extend for 30 years at the market price of land. in Bali (Hak Sewa) is a contract-based right to use a property for a set term, not ownership of the land, according to Expatica, August 2026. For most foreigners buying a villa in Bali, leasehold is the default route, according to Emerhub, January 2026. Below: how long a lease runs, how it compares with Freehold (Hak Milik)Full ownership of land. Under Indonesian law it is available only to Indonesian citizens, so foreign buyers in Bali work with leasehold., what to check before signing, what ownership costs after handover and what a delivered villa shows in practice. If you are still collecting basic questions, our Bali villa investment FAQ covers them in short form.

What is villa leasehold in Bali?

Leasehold is a right to use land and the villa on it for the number of years written in the lease. You do not own the land. You own the right to use it, and the value of that right depends on the remaining term and on how the contract handles extension and resale.

This is why the contract matters more than the brochure. Two villas that look identical can carry very different rights: one with 28 years left and a written extension clause, another with 12 years left and nothing agreed about what happens next.

In practice, a buyer evaluates three things together:

  • the remaining term of the lease;
  • the extension terms — whether they are written into the contract and on what conditions;
  • the landowner's documents, which confirm that the person granting the lease actually has the right to do so.

How long does a leasehold term run, and can it be extended?

A Bali villa leasehold term is usually 25 to 30 years, with an option to extend up to 80 years, according to Emerhub, January 2026. Shorter terms also exist: depending on the arrangement, a lease can run 15, 20, 25 or 30 years, according to Excel Bali.

Listings show how extension terms differ from deal to deal. One example on the market is a leasehold until 2057 with a 30-year guaranteed extension, according to Excel Bali. Another, also according to Excel Bali, is a 32-year lease extendable for 10 years. The difference between "extension option" and "guaranteed extension" is exactly what you need to read in the contract.

What to check in the extension clause:

  • whether the extension is guaranteed or only possible by agreement;
  • how the extension price is set — fixed in advance or negotiated later;
  • how far in advance the extension must be requested;
  • whether the extension right transfers to a new owner if you sell.

Leasehold vs freehold: which should a foreign investor choose?

Freehold (Hak Milik) land in Indonesia is reserved for Indonesian citizens: foreign individuals cannot directly own Hak Milik, according to Expatica, August 2026. So for a foreigner the real choice is between leasehold and buying through a company.

What you getOwnership of the landThe right to use land and villa for the lease termThe asset held by the company; no personal freehold

A foreign buyer can purchase through a PT PMAPerseroan Terbatas Penanaman Modal Asing: an Indonesian limited company with foreign shareholders. KAMRITA works as PT KAMRITA REAL ESTATE INVESTMENTS, a PT PMA. company, but this does not turn foreign personal ownership into freehold land ownership, according to Expatica, August 2026. A company also brings its own reporting and accounting, so for a single villa leasehold is usually the simpler structure.

Types of leasehold villa deals in Bali

Leasehold deals differ mainly by stage of the property and by who holds the land lease.

  • Off-plan villa. You buy before construction is finished. The lease is usually signed for a term that starts before handover, so part of it passes while the villa is being built.
  • Completed villa. You can see the property and, if it was rented before, its booking history. The remaining term is shorter than on a fresh lease.
  • Resale of an existing lease. You take over the rights of a previous leaseholder. Check that the original lease allows transfer and that the extension terms pass to you.

For any type, ask when the lease term started, not only how many years are left.

Pros and cons of buying a leasehold villa

Pros:

  • a legal route for a foreign individual without setting up a company;
  • a lower entry price than land ownership, because you buy a time-limited right;
  • clear terms if the contract is well written: term, extension, resale.

Cons:

  • the value of the right declines as the remaining term gets shorter;
  • extension costs and conditions can be uncertain if they are not fixed in the contract;
  • at the end of the term the right returns to the landowner unless extended.

The cons are manageable through the contract. That is why the extension clause and the landowner's documents are the first things a lawyer should read.

What happens when the lease expires?

When a lease term ends without renewal, the right to use the villa returns to the landowner. After the lease ends, the asset goes back to the landowner, though the lease can be extended, according to Excel Bali.

What this means in practice:

  1. Agree on the extension long before the end of the term, not in the last year.
  2. Keep the extension conditions in writing as part of the original contract when possible.
  3. If you plan to sell, remember that a buyer pays for the remaining term — a lease with 10 years left is worth less than the same villa with 25 years left.

What drives the cost of a leasehold villa

There is no single price list for leasehold villas. The cost is shaped by a few factors that you can compare between offers:

  • land location — area, access, view;
  • remaining lease length — more years of use cost more;
  • plot size and density — how much land each villa gets;
  • build quality and specification — materials, pool, finishing;
  • extension terms — a guaranteed extension adds value to the same term.

When comparing two offers, bring them to the same basis: price per remaining year of the lease, with the extension terms written next to it.

Steps of a leasehold villa purchase for a foreigner

Buying an off-plan leasehold villa usually goes through reservation, contract signing, staged construction payments and handover. The steps below can be done remotely if the contract fixes the Payment by construction stageCITRINE is paid in five instalments, 30/20/20/20/10%, each tied to a completed construction stage rather than a calendar date. and reporting.

  1. Choose the villa and ask for documents. Request the landowner's documents, the lease terms and a draft contract in writing.
  2. Reserve. Read the reservation terms before paying: whether the deposit is refundable and when it counts toward the price.
  3. Legal check. An independent lawyer reviews the land documents, the seller's authority, the lease term, the extension clause and the permits, and gives a written conclusion.
  4. Sign the main contract. It fixes the villa, the lease term, the payment schedule, deadlines and construction reporting.
  5. Pay by stages. Pay only to the contract party and only after each stage is completed and confirmed.
  6. Handover. Receive the villa, the signed documents and confirmation of all payments.

Ongoing costs after purchase: management, tax, maintenance

After handover, a rental villa has running costs. Here is how they work with our villas.

CostHow it works with KAMRITA
Management and marketingThe Management companyThe company that runs a villa as a rental after handover: bookings, guests, cleaning, maintenance and the monthly owner report. It is paid a share of revenue. charges 20% of rental revenue for management and marketing
Tourist taxGuests pay a 10% tourist tax on their stay
Operating expensesCleaning, utilities, pool and garden upkeep and the PBB land tax are paid through the management company or directly by the owner

A management company is selected closer to handover, and rental income does not accrue before the project is delivered. Build your financial plan from the handover date, not from the first payment.

Best areas in Bali for leasehold investment

The right area depends on what you want from the villa: rental to holiday guests, long stays or your own use. Compare areas on the factors that drive bookings and comfort:

  • access to the airport and main roads;
  • what guests come for — beach, rice fields, quiet, nightlife;
  • how many similar villas compete for the same guests nearby;
  • infrastructure: shops, restaurants, medical services.

Our own projects are in Ubud, a rice-field area that attracts guests looking for quiet and nature. The Sun Rise project in Ubud has 19 units on a 2200 m² plot — 15 one-bedroom villas of about 37 m² and 4 one-bedroom villas of 80.6 m², with pools. You can see all of them on the page our completed projects.

Real results: what a delivered villa shows

Forecasts are easy to draw; delivered villas show what guests actually think. Our completed Green Harmony villa holds a 9.0 "Superb" rating from 12 reviews on Booking.com as of 19 October 2026.

Recent guest reviews name what they valued:

  • a 13 March 2026 review gave 10/10 and mentioned the rice-field view, cleanliness and privacy;
  • a 27 September 2026 review also gave 10/10 — the guest liked everything and singled out the pool.

More on how this villa performs is on the page Green Harmony rental results. When you compare any developer, ask for the same kind of evidence: delivered villas, real guest ratings and actual operating costs rather than a projected yield.
